Common questions
What does the maintenance fee pay for?
It covers the upkeep of all roads and other common property that the community owns and CICA manages, including the beach and harbor. Part of it also goes into reserves for road paving, shoreline erosion and the harbor pier. Owners approve the budget and the fee each May at the Annual Meeting. The $400 fee for 2027 was approved on May 17, 2026.
Do I have to join CICA?
No. Membership is voluntary. It’s $25 a year and is needed for moorings, the pavilion and member events.
What if I miss the February 15 deadline?
Unpaid balances get a second statement on March 31 and a third by June 30. Under the Bylaws, interest of 1.5% a month (18% a year) starts 15 days after the due date. If you also have a mooring or rack space, paying late can cost you last year’s spot. As a last resort, CICA can take legal action, which can put a lien on the property.
I just bought a property. What do I owe?
A $300 property transfer fee is paid at settlement. Maintenance fees aren’t refunded and end when a property changes hands. CICA membership doesn’t transfer either, so new owners can join after settlement. Please let CICA know about the change of ownership, and see New residents for a welcome checklist.
Can CICA mow my vacant lot?
Yes, for CICA members who own vacant lots. Mowing isn’t on the annual invoice. Contracts are mailed to those owners each spring, and the price is on the contract.
