Buying or selling

Every lot in Chesapeake Isle is part of the Chesapeake Isle Civic Association (CICA). If you’re buying or selling here, this page covers the fees at settlement, what CICA needs to know, and what new owners agree to.

If you’re selling

  • Tell CICA about the sale. The Bylaws ask every owner to let CICA know promptly when a property changes hands.
  • Order a resale package. CICA provides a resale package for $50. Being confirmed: when to order it and whether the buyer or seller pays.
  • Settle any balance. Maintenance fees, interest and any special assessments must be paid. If CICA has a court judgment for unpaid fees, the lien must be cleared before the property can transfer.
  • No refunds. The maintenance fee and CICA membership dues end when the property is sold, and neither is refunded.

If you’re buying

  • Transfer fee: $300, paid at settlement.
  • This year’s maintenance fee. Being confirmed: whether the fee is split between buyer and seller at settlement. After that, you’ll get the annual invoice each fall. See Dues & annual invoice.
  • Know the rules. Every lot is covered by the deeded Restrictive Covenants, recorded in the Cecil County land records, along with the CICA Bylaws and Rules & Regulations. See Rules & regulations.
  • Plan changes early. Building, fences, sheds, driveway changes and tree removal near the shore need approval first. See Building & changes to your home.
  • Join CICA if you like. Membership doesn’t carry over from the seller. You can join after settlement for $25 a year, which opens up moorings, rack storage, pavilion rentals and member events. See CICA membership.
  • Get settled in. The Welcome Committee visits new owners with decals and the Community Welcome Guidebook. See New residents.

For agents and title companies

For a resale package or the status of a lot’s fees, email CICA’s bookkeeper at [email protected]. Being confirmed: how long requests take.
